How a reading happens.

Every lease is different; the patterns are not. Here is what happens between the moment you drop in your PDF and the moment you have a negotiation email in hand.

1. I.

   You upload your lease.

   A PDF, or photos of every page. Up to 25 MB. No account required — ever. We hold the file under an anonymous session just long enough to read it.

2. II.

   The model reads every page.

   Your document is sent to a frontier language model natively — not keyword-matched, not run through a template. It reads your lease end-to-end, the way a careful tenant would if they had the time.

3. III.

   We quote your actual clauses.

   Every flagged item is pinned to the exact language in your lease with a section reference, so you can verify rather than trust blindly. If the model can't find something, it says so.

4. IV.

   You get concrete actions.

   A severity rating on each clause, plain-English explanation, and a recommendation: accept, negotiate, walk away, consult a lawyer. Plus a polite negotiation email drafted in your voice.

5. V.

   We delete your lease.

   As soon as the reading is generated, the PDF is wiped from our storage. We keep the analysis you paid for — not the original document, not the text, not your name.
