Landlord can raise rent mid-lease at sole discretion
“Rent may be adjusted at Landlord's sole discretion … binding upon Tenant for the remainder of the Term.”Section 3.2
Even though this is a 12-month lease, the landlord reserves the right to increase your rent during the term with only 15 days' notice. A fixed-term lease is supposed to fix the rent for the term; this clause makes that promise meaningless.
Recommendation — Negotiate to lock rent for the full lease term, or at minimum cap any increase to a single CPI-indexed adjustment with 60+ days' notice. If they refuse, walk away — this clause makes your housing budget unpredictable.
